Channel Four
Remodelling of the external restaurant terrace areas.
FilmFour
We were asked by the head of facilities management at Channel Four to submit a feasibility study proposal (in competition) for the refurbishment of a property owned by them in Charlotte Street, W1. The building was to become the headquarter building for FilmFour. It was to include a reception/meeting/relaxation area, a 32 seat preview cinema and 1500 m² (16,000 ft²) of offices. It had been established that, in addition to the proposed interior fit-out, it would also be necessary to replace the external facades on two elevations
Our initial sketch scheme design was accepted and we were commissioned to prepare detailed construction drawings in order to obtain tenders for the work.
The contract of £ 3,500,000 was let and construction work commenced on site. The facades were completely removed and replaced and an acoustically independent piled structure was inserted into the basement and ground floor to form the cinema enclosure above.
We acted as lead consultants for the 9 month duration of the contract.
Nokia Telecom
The buildings house 10,000 m² (108,000 ft²) of fully air conditioned manufacturing facilities for mobile phone base stations, 3000 m² (32,000 ft²) of staff recreation facilities, and 8000 m² (86,000 ft²) of offices.
The site was sold by our client to Nokia and we were commissioned by Nokia to prepare and submit a planning application. This was rapidly followed by construction drawings in packages for a construction management contract.
The £ 26,000,000 project was completed on time and on budget in 46 weeks.
Celcon House
We were initially commissioned to remodel the reception and core areas of this 3000 m² (32,000 ft²) office building in High Holborn. This commission was subsequently expanded to include all of the office floor plates, and an extension to the basement and ground floor footprint. The total contract value was £ 4,500,000 and the project was completed within 10 months.
British Airways
This is the new home for the component engineering operation of British Airways (BACE) and occupies a prominent regenerated site close to Heathrow. Ostensibly this is a typical ‘tin shed’ with a better than usual cladding system. Closer inspection reveals a carefully detailed façade with varying fenestration and an impressive, double height, curved entrance complete with brise soleil.
Internally, the illusion is further dispelled. A complex layout of rooms provide such areas as workshops, engine component test facilities and sophisticated storage zones. As 200 people are employed in this building, there is a restaurant, offices and meeting rooms at first floor level together with extensive plant rooms.
The setting of the building in the surrounding landscape has similarly been the subject of great consideration. Large tranches of planting surround a curving car park with high quality external satellite buildings.
Whilst very much a building planned to serve the special requirements of BACE, the design provides flexibility such that all bespoke elements could in the future be removed and the development revert to a more conventional institutional single/multiple letting.
Thame Park
12,500 m² (135,000 ft²) of B2/B8 buildings undertaken in 12 months as a joint venture between Belgrave Land and Gleeson Properties.
Tesco Stores
We were requested to undertake a detailed feasibility study and analysis of a major west London Transport Interchange, incorporating an underground station, bus station, Tesco store, underground car park, Bingo Hall, 3000 m² of offices and 7 stories of residential accommodation.
Bicester Park
We were employed by London & Metropolitan Estates to undertake the masterplanning of their 12 ha site close to the M40 link in Bicester park.
We subsequently undertook the detailed design of two units on the site, one a refrigerated warehouse of 90,000 ft² (8360 m²) for Bibby Distribution, and one of 70,000 ft² (6500 m²) for Aura Books, both incorporating dock loading facilities and two storey ancillary offices.
Greenford
70,000 ft² (6500 m²) of distribution warehouse with 10,000 ft² ancillary showroom and offices for furniture supplier Bentley Design. The project was designed with a castellated curved portal frame and incorporated 8 dock levellers together with 2 level loading doors on a 4 acre site.
Bulls Bridge
Masterplanning and detailed design on 7 hectare (17 acre) site in West London for Salmon Developments.
Greenford
Masterplanning of a 7 hectare (17 acre) site in West London for KBC Asset Management.
Priory Park
Masterplanning of 14 hectare (35 acre) site in Maidstone to provide 37,000 (400,000 ft²) of B2/B8 buildings for KBC Asset Management.
WIM
Masterplanning for the 20 hectare (50 acre) Western International Market site adjacent the M4 at Heathrow to create new market buildings and a 23,000 m² (250,000 ft²) of distribution warehouse.
Charnham Park
Masterplanning and detailed design of a 3.5 hectare (9 acre) site in Hungerford for Trencherwood Developments.
Bicester Park
Masterplanning of a 12 hectare (30 acre) site for London & Metropolitan Estates.
Waitrose
The brief was to incorporate a 2300 m² (25,000 ft²) retail foodstore on a very constricted town centre conservation area site in Abingdon Oxfordshire. The foodstore, with its associated warehousing and offices, occupies the site of the old MG car plant, and the town's former railway station, and is immediately opposite the Vale of White Horse District Council offices. The site was zoned as an area of Urban Regeneration, having remained largely derelict for a number of years.
The Local Authority design brief required a high quality building to form a key role in the redevelopment of a substantial part of the town centre, and to bring the bonus of a large scale foodstore right in the heart of the town, yet accessible to a wide area of population.
The design was conceived as being essentially domestic in scale, with extensive use of traditional hand-made bricks and plain clay tiles. External columns are clad in stone or hand-made brick specials. The scale and bulk of what is a large town centre building is reduced by extensive use of exposed gables, both in timber and steel, which break down the mass of the roof area, and also by variations in height of the various elements of the building.
The design and construction of the foodstore proved an instant success with the occupiers, the public, and the Local Authority, so much so that, a year after its completion in 1992, it received a Civic Trust Award.
The quality and nature of the distinctive design is such that it will not date, will retain its appearance for a considerable period of time, and has been so successful that an extension to the retail floorspace has recently been added.
Reading
Conversion of 1600 m² (17,000 ft²) of office space to 14 flats.
Winchester
A development of four townhouses on a mature city centre site in the city of Winchester for a local developer, Redminster Properties Limited. The design draws on local influences, which, combined with contemporary detailing, brings this traditional formal housing type into the modern age. Materials used reflect those locally available, and have been selected to ensure this development, whilst modern in feel, sits easily in its historical site.
The houses are generously proportioned in plan and section. The classic concept of the drawing room at first floor has been adopted, which with its 2.7 m ceiling height offers bright, spacious accommodation; first floor roof terraces leading from these rooms further enhance the feeling of space and light. The modern mood is reinforced by blonde wood flooring and joinery, and the selective use of glass block glazing for natural daylighting without loss of privacy.
We also acted as Party Wall Surveyor on this project, involving negotiations with four adjoining owners and their surveyors, preparation of schedule of condition for each property, and final Party Wall Awards.
The same methodology which we applied throughout its sphere of services has been brought to bear on this, with the emphasis on buildability, clear communication and the realisation of our client's commercial objectives.

A commercial and residential development in the heart of the Lymington Conservation area, incorporating 450 m² of commercial/ retail floorspace with 14 No 1 and 2 bed flats above.
Bolnore Village
A project of detailed construction and Building Regulations drawings for a large scale residential development by David Wilson Homes in Bolnore Village.
Totton
Construction of 9 houses, 4 flats and 6 business units.
Oxford
An individual detached private house designed on sustainable ecological principles. This house incorporates ground source heat pump technology, rainwater harvesting and solar collectors contained within the roof finish.
Arnewood Court, Sway
Refurbishment and reconstruction of a listed 19th century mass concrete former stables/laundry to form a 3700 ft² dwelling.
